MARKET LOOK FOR ANYONE WHO'S WAITING

Listing data, here’s a snapshot of the market.

We have the 2021 Annual report; this was done during the pandemic when the

Bay Area real estate market was HOT. We have the 2025 Annual report

from last year, and we have the most recent month of May 2026 data.

There’s a lot of detail here by city, but what I want to highlight is the data from

2021 compared to 2025. Lower numbers: New listings, Inventory, Sold, % of list price received, Higher numbers: Average Sale Price, Median Sale Price, Average Home

Square Footage, lot size, and months of inventory.

The conclusion I see is that inventory is lower, and prices are up. Call it Demand and Supply or Supply and Demand. There are still homes selling and being listed for sale every day. Don't wait to time the market it will pass you by.

Each and every day, I get texts from investors looking for properties to buy, clean up and sell. Please don’t wait for the market to make headline news before you make your move. Whether that news is the market is slow or fast.
